Option 1: (Traditional)
Happy September! As we settle into a new season, it’s a good time to check in on the housing market and see what current conditions mean for buyers and sellers heading into fall.
National Update September 2026:
According to Freddie Mac, mortgage rates remain relatively stable lately. While the 30-year fixed mortgage rate is slightly higher than this time last year, housing affordability has improved.Â
Buyers: Recent increases in purchase applications show that buyers remain active despite mortgage rates being slightly higher than last year. Improved housing affordability and relatively stable mortgage rates are creating better conditions for buyers, allowing them to consider more options that were not previously within reach. Â
Sellers: The recent rise in purchase applications is a great sign for sellers. It shows that buyers are active in the market, creating continued opportunities for sellers. Pricing your home competitively and making a strong first impression can help attract motivated buyers.Â
Local/Twin Cities Update September 2026:
As we head into fall, showing activity in the Twin Cities is down 3.8% compared to this time last year. Buyer interest is varying across different price ranges.Â
Buyers: Homes priced between $300,000 and $400,000 continue to account for the largest share of showings at 26.1%. However, showing activity in this price range is down 6.9% compared to last year.
Homes priced between $600,000 and $800,000 are seeing the largest increase in showing activity, up 15.5% compared to last year. If you’re shopping in this price range, increased buyer activity could mean more competition for available homes.
Sellers: With overall showing activity down 3.8% compared to last year, sellers may need to work a little harder to attract buyers. Pricing your home competitively and making a strong first impression can help your listing stand out in a more selective market.
While buyer interest varies across price ranges, homes priced between $600,000 and $800,000 have seen a 15.5% increase in showing activity. If you’re selling in this range, the increase in showings shows that demand is strong for homes that meet buyers’ needs and expectations.
Whether you’re paying attention to the national housing market or the local Twin Cities market, one thing is clear: buyers are still out and about as we head into fall. Understanding current market conditions can help both buyers and sellers make informed decisions as the season changes.Â
Option 2: (Humor)
Happy September! As we settle into football, flannels, and pumpkin spice season, let’s remember not to get too caught up in our basic girl fall and forget about the housing market. It’s still a great time to check in on the market and see what current conditions mean for buyers and sellers.Â
National Update September 2026:
According to Freddie Mac, mortgage rates remain relatively stable lately, unlike any Dallas Cowboys fan who is yet again preaching that this is their year.
Because girl, having options isn’t just for our fall wardrobe. It’s a lifestyle.Â
Sellers: The recent rise in purchase applications is a great sign for sellers. It shows that buyers are active in the market, creating continued opportunities for sellers. Pricing your home competitively and making a strong first impression can help attract motivated buyers. My advice? Help prospective buyers imagine just how cute your house would look all decorated for spooky season. Because if I can picture the house with pumpkins, spooky lights, and a 12-foot Costco skeleton in the yard, I’m already emotionally invested.Â
Local/Twin Cities Update September 2026:
As we head into fall, showing activity in the Twin Cities is down 3.8% compared to this time last year. Buyer interest is varying across different price ranges. Good for those buyers. As for me, my priority is finally getting ahead of my hot girl seasonal depression this year.Â
Buyers: Homes priced between $300,000 and $400,000 continue to account for the largest share of showings at 26.1%. However, showing activity in this price range is down 6.9% compared to last year. I’m curious where that 6.9% is going?
Homes priced between $600,000 and $800,000 are seeing the largest increase in showing activity, up 15.5% compared to last year. If you’re shopping in this price range, increased buyer activity could mean more competition for available homes. Ah, we found that 6.9%. Apparently, they all got rich all of a sudden.Â
Sellers: With overall showing activity down 3.8% compared to last year, sellers may need to work a little harder to attract buyers. Pricing your home competitively and making a strong first impression can help your listing stand out in a more selective market. I know this content is for a real estate newsletter, but should I be writing a dating blog too?Â

If you’re selling in this range, the increase in showings shows that demand is strong for homes that meet buyers’ needs and expectations. Let’s be honest, if I’m shopping in that price range, I definitely have needs and expectations.Â

Understanding current market conditions can help both buyers and sellers make informed decisions as the season changes. Now, if you’ll excuse me, it is time for me to make this pumpkin spice latte my entire personality.
