According to Freddie Mac’s updates, mortgage rates have decreased slightly, while purchase demand has softened a bit, though it still remains above this time last year. Existing-home sales are also beginning to trend upward again.

Buyers: Inventory is increasing, and homes are also spending a little more time on the market. This means more room for negotiating and less need to panic-buy. The tradeoff? Home prices are still remaining relatively high in many markets.

Sellers: Prices remaining historically strong is great news for you, but strategic pricing still matters. Overpriced homes are sitting on the market longer, and increasing inventory means more competition between listings. Well-priced, move-in-ready homes continue to stand out.

Local/Twin Cities Update June 2026:

As temperatures heat up this June, the Twin Cities real estate market is keeping pace. Spring 2026 was one of the strongest seasons for new listings that the area has seen in years. Demand also remains strong, helping support prices and maintain steady market activity.

Buyers: You are seeing more options this summer, so you will likely feel less pressure than during the spring frenzy season. Homes are also generally staying on the market a little longer. More inventory and competition are helping buyers regain some negotiating power, though prices do still remain relatively high.

Sellers: Despite increasing inventory, demand is still active throughout the Twin Cities market. This means pricing matters more as competition between listings increases. Buyers are becoming more selective and are less willing to overpay for homes. Move-in-ready properties are continuing to outperform fixer-uppers and larger renovation projects.

Parents, I know summer break has officially arrived. And with it comes the daily challenge of finding ways to entertain the kids before the “Mommmm, I’m bored” line gets tossed around for the 47th time before noon. Might I suggest adding a few open houses to the family outing rotation this month? You would definitely not be alone. The real estate market remains active this summer for both buyers and sellers alike.

Yes, everyone’s pretending they’re enjoying summer, but the preseason withdrawal is getting very real.

Purchase demand is softening, but still sitting above last year’s levels. Kind of like that avocado on your counter right now. Is it finally guac time, or are you about to emotionally process another wasted $2.79? Hard to say.

Buyers: Inventory is increasing, and homes are also spending a little more time on the market. This means more room for negotiating and less need to panic-buy. We love a little breathing room. The tradeoff, of course, is that home prices are still remaining relatively high in many markets. Love that less for us.

Sellers: Prices remaining historically strong is great news for you, but strategic pricing still matters. Overpriced homes are sitting on the market longer, and increasing inventory means more competition between listings. So that dream number you have in your head? Maybe bring her down gently. Well-priced, move-in-ready homes continue to stand out because honestly, who wants to tackle a full-blown renovation project in the middle of summer? Absolutely not. We have tans to work on.
